Senior Surveyor - Estate Management
Role Purpose
The role is within the Mitchells & Butler Account Team in Occupier Accounts, a key service line within Advisory & Transactions. Mitchells & Butler is a well-known restaurant/bar operator with brands such as All Bar One, Harvester, Miller & Carter, O'Neill's and Toby Carvery. The client's portfolio comprises c.2,500 properties throughout the UK.
The individual will manage a portfolio of c600 properties working closely alongside the rest of the team including data, finance and transaction management colleagues.
Key Responsibilities
Routine liaison with client's stakeholders including FM, Operational Team, solicitors, tenants, landlord & third parties.
Manage Landlord and tenant relationships and deal with any issues.
Ensure all instructions relating to client property closures are promptly communicated, all parties are informed and all necessary actions taken within agreed timescales.
Process consent applications for alterations, assignments, change of use and under lettings whether acting for landlord or tenant.
Property inspections to ensure landlord, tenant and building compliance, advise on opportunities and engage with the managers.
Ensure head rent, service charge and ad hoc payments are properly authorised.
Review and challenge landlord's service charge budgets and reconciliations.
Maximise sub-tenant re charges.
Ensure sub-tenant arrears are minimised and queries addressed in conjunction with client accounting teams.
Negotiation and completion of small lettings/reviews/renewals.
Complete CPSEs and support with transactions.
Manage third party suppliers to ensure meet service delivery expectations.
Pro-actively seek out cross selling opportunities.
Instruction as appropriate of other professional colleagues within CBRE offices in relation to planning, building consultancy etc
Ensure client approvals and recommendations are properly submitted.
Develop and solidify client relationships ensuring high satisfaction.
Making sure service delivery is compliant to agreed procedures, SLAs and KPIs
Identify areas for enhancing knowledge and technical skills that would benefit either individuals or the whole team.
Identify opportunities to drive efficiencies for CBRE.
Ensure EM Playbook is regularly reviewed and is up to date.
Support with projects.
Line manage more junior members of the team to include supporting their career development.
Person Specification/Requirements
Solid track record in commercial estates management ideally acting for occupiers
Experience in the use of Horizon or any other property database
Attention to detail
Good organisational skills
Client orientated, capable to adapt to a changing and demanding environment
Ability to work under time pressure and to meet deadlines while managing conflicting priorities
Strong communication skills
Very responsive to emails/enquiries
Clean driving licence
