Residential Block Manager (Prime Portfolio)We are currently looking to identify and recruit a highly experienced Residential Block Property Manager for our clients’ prime portfolio in Central London on a 2 year fixed term contact. Previous experience in the same or similar role is required as you will be managing a portfolio of 30+ residential blocks across the heart of the city.As one of the leading property businesses in the UK, this an extremely attractive, career focused company to join with the added bonus of working in a client-side capacity. You will make strong professional connections and be inspired by the best people in the industry.Duties – Residential Block Manager:Familiarisation of the client’s residential portfolio project programme.Working knowledge and compliance around the Building Safety Act 2022.Own the customer consultation process for all directly managed and long leasehold buildings.Manage the section 20 consultation process, inc the Fire Safety and Fabric maintenance programme.Responsible for communication on all notices, service charges, invoices and reconciliations.Liaising with client and project teams to confirm works programmes, budgets and input into annual service charge budgets and commenting on actual expenditure.Ensure client reports are prepared to the correct specifications and issued on time.Liaising with customers on maintenance issues, project schemes, planned costs and works.Responsible for preparing data for client meetings, attending and carrying out any actions.Review and submit service charge budgets for client approval.Work with the external consultants and FMs for required quotes and specifications.Manage the yearly expenditure against the budgets and review the expenditure reports.Undertaking property inspections and recording relevant details, when required.Person profile – Residential Block Manager:Residential block management experience, preferably managing high value residential properties.Preferably MRICS / IRPM or Assoc MRICS qualified, or equivalent.Knowledge on update relevant legislation, make recommendations to the client.Understand lease structures and be able to interpret a lease.Apply the principles of service charge management to ensure compliance.Able to use IT software such as Word, Excel, and management databases.Build and maintain other relationships across the business and clients’ teams.Package – Residential Block Manager:£50-55,000Additional car allowanceRange of company benefitsHours: Standard office hours (Mon-Fri) and work from home 1-2 days per week.If you have the experience and what it takes to excel in this demanding and exciting Residential Block Property Manager position, please get in touch for a confidential call with James Hanson at Cherry Pick People.
