Asset Manager. OUR CLIENT
is an established and recognised real estate owner / investor who are expanding and are now looking for an Asset Manager to join the team and work on commercial portfolio of properties.
THE ROLE RESPONSIBILITIES for
the
Asset Manager :
Negotiating and dealing with tenants' lease events including rent reviews, break clauses and lease expiries
Familiarity with standard commercial lease terms and ability to fully interpret lease terms from leasing documents.
Instructing and monitoring letting agents on vacant commercial properties.
Reviewing, negotiating and agreeing Heads of Terms.
Overseeing the accuracy of property data on the system.
Understanding tenant rent statements and investigating discrepancies and variances.
Responsible for annual insurance renewal ensuring best value.
Ensuring billing of recoverable insurance.
Dealing with all applications for consent including alterations, assignments and under-lettings.
Minimising vacant property costs including mitigating business rates and utility charges.
Ensuring statutory audits are undertaken, recorded and accounted for the service charges, health & safety, etc.
Dealing with all business rates matters.
Preparing/approving service charge budgets, demands and apportionments.
Overseeing Section 20 procedures for long term service contracts and major works.
THE ROLE REQUIREMENTS and SKILLS
of the
Asset Manager :
Have 5+ years' experience managing a commercial property portfolio.
Previous experience of doing rent reviews and lease renewals.
QUBE / YARDI or TRAMPS knowledge.
Happy to work in the office 4 days a week.
