The Vacancy
We have an opportunity for an Asset Surveyor to provide an asset surveying service across the property portfolio, to all geographical locations via the Total Property Management (TPM) program. To undertake asset surveys of the property portfolio to determine the scope of work required, considering stock condition, Housing Health & Safety Rating System (HHSRS), Decent Homes (DH) and Energy Efficiency.
Key responsibilities include:
Responsible for the effective collection of data relating to Decent Homes, HHSRS, housing component condition and lifecycles and the assessment/rating of stock.
Assist with gathering property data relating to Health and safety, compliance sustainability and asbestos.
Undertake periodic site surveys and ad-hoc surveys as required to ensure that quality standards are achieved.
Undertake detailed Condition Surveys, Planned Preventative Maintenance Schedules, Insurance work, and Dilapidations Surveys where required.

Our ideal candidate will have:
Experience in stock conditions surveys in the Social Housing sector and understanding of residential construction methods and domestic services.
A recognised construction related qualification such as Assoc RICS, MRICS or an HNC level in Building Surveying, building pathology, Building Studies / Construction, or equivalent level of experience.
A good understanding of the decent homes Standard and the Health and Safety Rating System along with a good understanding or qualification in asbestos management, sampling, or removal such as a P402 qualification.
Ability to maintain and develop relationships with colleagues and customers to provide stock condition data, repair requests and general information.
Ability to develop and deliver solutions to problems that are sensible, practical, and proportionate to the risk.
Ability to work as part of a team and also able to work independently without the need for close supervision.
Excellent time management skills, including an ability to prioritise workload and meet agreed deadlines as well as an elevated level of accuracy and attention to detail.
Excellent communication and people skills, possessing the ability to liaise with various audiences both in writing and verbally.
Good IT skills to include Microsoft Word, Excel, Outlook, and Teams.
