Site: 8 Dantzic Street, Manchester, M4 2AD (on-site)
Reporting to: Chief Operating Officer (COO)
Working Hours: Monday to Friday, 9 AM to 6 PM (with flexibility)

Their iconic 19th-century warehouse building accommodates 40 luxurious one- and two-bedroom flats, blending opulent characteristics with the latest home technology in an environment managed by a dedicated team of experts. They are a fast-growing portfolio with communities in the main UK regional cities, including Liverpool, Manchester, Sheffield, and Birmingham.

Job Summary: As an Assistant Manager, you will be responsible for running the day-to-day operations of the property. You will be instrumental in ensuring high occupancy rates and a seamless tenancy experience, from the first enquiry through to viewings, onboarding, and ongoing tenancy support.

You will enjoy autonomy in your daily work while still working closely and reporting to the Chief Operating Officer (COO). Therefore, they are seeking a self-driven, versatile, exceptionally organised, commercially savvy, and reliable individual with a "getting-things-done" attitude.

Key Responsibilities:

Property Management:

Maintaining 100% resident occupancy at the property
Meeting/surpassing targets for revenue generation
Overseeing and managing daily operations, including timely rent collection, invoicing, and full compliance with SOPs, policies, procedures, and service standards
Providing timely, accurate, and complete reports on the site’s performance to the COO
Ensuring all building management systems have accurate financial and resident data information
Conducting daily on-site meetings with the team
Responding appropriately to emergencies or urgent issues as they arise and conducting service recovery procedures

Resident Experience and Sales:

Managing the living experience of the residents from initial enquiry, through the onboarding process and tenancy administration, to departure
Providing exceptional customer service to prospective and existing residents, while achieving/exceeding monthly lettings targets
Proactively managing and delivering a seamless and professional letting process from initial enquiry through to viewings and contract signing – via phone, email, and in-person
Preparing Assured Shorthold Tenancy (AST) agreements and ensuring all necessary documentation is completed accurately
Maintaining up-to-date records of all letting activities and transactions
Monitoring resident satisfaction through appropriate channels and market trends
Using online property portals such as Rightmove and Zoopla, as well as social media and other tools to promote available flats
Assisting in the development and implementation of marketing strategies to attract new tenants
Developing strong professional relationships with residents, gathering feedback to continuously improve the living experience at The James
Performing other reasonable job duties as requested

Your Background & Required Skills:

Required:

Strong general business knowledge and experience in a management or administration position (ideally in real estate)
Excellent research, writing, and oral communication skills
Outstanding people and client management skills; strong teamwork and team leadership skills; cooperative working style
Initiative and resourcefulness: ability to make things happen in creative ways despite a lack of resources
Strong organisational skills with the ability to manage multiple tasks simultaneously
A proactive and self-motivated approach to work with excellent problem-solving and decision-making skills
Positive, result-oriented, can-do attitude, sharing perspectives to achieve personal and organisational targets
A keen ability to negotiate and sell

Desirable:

Experience in Property Management and Sales
An understanding of business functions such as Finance, HR, Sales & Marketing, etc.
Knowledge in Tenancy Legislation (AST, Licences, Sections 8 and 21, tenancy deposit protection, and inventories)
Proficiency in using CRM software and Microsoft Office Suite
