Assistant Property Manager



Hertford



�25,000 to �35,000, depending upon experience



Monday to Friday, 8.30 am to 5 pm

This role will suit someone who is highly professional with a desire to work in an entrepreneurial family-business.� The position is a varied and interesting client-side role responsible for assisting on the delivery of all lettings (commercial and residential), property management and the coordination of maintenance activity.





Working closely with the Property Manager and other colleagues in the Estate Office, your responsibilities will cover the spectrum of property management :





Lettings, Rent Reviews, Renewals and Tenant Liaison




  • Prepare letting particulars for available properties.

  • Respond to residential tenant applications and enquiries.

  • Coordinate and undertake viewings.

  • Assist with the preparation of all documentation.�

  • Carry out inventories and other start/end of tenancy procedures.

  • Promote a high standard of tenant liaison and satisfaction.

  • Maintain records relating to properties.



Property Maintenance




  • Contribute to an effective maintenance helpdesk, triaging and prioritising works requests for reactive maintenance.

  • Ensure tenants are responded to promptly and communicated with at all times.

  • Ensure that all jobs are properly recorded and updated on the system.





REQUIREMENTS



Essential:




  • At least 2 years residential property/lettings management experience

  • Proficient knowledge and experience of practical application of all legislation, regulations, procedures and professional best practice relating to residential property and lettings management.

  • Good negotiating skills

  • Discretion, accountability, strong verbal and written communication skills.

  • A positive approach and the ability to prioritise to overcome challenges.

  • A good understanding and working knowledge of Microsoft Office applications.

  • A current driving licence.



Desirable:




  • Experience using Grosvenor Propman or similar property management software.

  • Knowledge and understanding of common building defects and repairs.

  • Experience in managing commercial property tenancies.
