Assistant Vice President, Investment and Asset Management

p strong Primary Role /strong /p br Is this the role you are looking for If so read on for more details, and make sure to apply today. br p You will be part of the Asset Management team for a global portfolio of hospitality real estate. You will act as a capital steward and be responsible for the strategic planning and tactical operations of the assets in the portfolio, including primarily - asset planning, annual budget and business plan reviews, Asset Enhancement Initiatives (AEIs) and valuations, as well as being responsible for sourcing, evaluating and executing investments transactions strong . /strong /p p strong Main Duties and Responsibilities /strong /p ul li Work with individual property teams and respective Team leads to develop strategies for each asset assigned to optimize profitability and cash flows. /li li Carry out monthly owner’s meetings with the property teams in assigned assets. /li li Identify key opportunities for each asset and prepare action plan for implementation with the property team. /li li Review monthly management reports and financial statements. /li li Identify potential AEIs and work on ROI analyses, designer and consultants selection, submission for relevant internal approvals to management of the works to be completed on-time and within budget. /li li Review and analyse Annual Operating & CapEx Budgets and submission for relevant approvals. /li li Carry out annual valuation exercise for portfolio, including but not limited to conducting RFP and managing the valuation process. /li li Prepare monthly and quarterly reports for the assigned properties covering asset performance, market outlook, major drivers of past and future performance as well as major CapEx. /li li Liaise with auditors and other external professional advisors on matters pertaining to the assets. /li li Prepare papers to obtain approvals for all major AEIs, Annual Operating & CapEx Budgets and major decisions affecting assigned assets. /li li Conduct feasibility studies on potential opportunities and make recommendations to senior management relating to investment, divestment or enhancement opportunities for asset /li li On-going investment management of real estate portfolio in terms of forecasting market conditions and monitoring impact on financial returns; /li li Ensure that holding structures allow for income expatriation, asset divestments and capital up-streaming in a timely and cost-efficient manner /li li Originate, evaluate, negotiate and execute investment transactions /li li Present and market investment propositions to senior management /li li Assist or lead in any other projects as required from time to time. /li /ul p strong Requirements /strong /p ul li At least 7 years of relevant investment experience ideally in hospitality industry, fund management/ M&A/ valuation in investment banks or corporate principal investment teams or accounting firms, focused on the infrastructure hospitality sector /li li Proficient with market and industry research in infrastructure hospitality /li li Proactively manage and respond to daily tasks, detailed-oriented, willing and able to get hands dirty to meet targets with limited supervision /li li Ability to multi-task, prioritize and work in a fast pace dynamic environment with high degree of flexibility and adaptability /li li Independent and critical thinker with exceptional analytical ability; strong financial modelling skills /li li Proven track record in making effective investment and asset management decisions /li li Excellent stakeholder management skills and ability to build relationships and interact well with different functions and levels /li li Excellent written and oral communication and presentation skills. Strong ability to communicate via Power Point, excel and orally /li li Possess strong work ethic, accountability and a passion for excellence /li li Willing to travel frequently, if required, to various key markets /li /ul
