Salary: �36,000 per annum, OTE �46,000

Job description:

We have a new and exciting opportunity for Business Centre Manager, to run a serviced office business centre at an amazing location in Battersea.

You will have overall responsibility for the sales and marketing of the serviced offices to promote and sell the vacant office space; working collaboratively with key stakeholders to ensure the effective running of the business centre.

You will also take ownership to deliver a programme of seasonal events and activities to create a real buzz and community vibe for everyone working at the site.

You will promote the building to the wider business community, including the Chamber of Commerce, business representatives, and local media. You will seek out relevant networks, business associations and events.

High levels of customer service, lettings and satisfaction are a key focus of the role, helping to meet the expectations and requirements of the tenants and client.

What you'll be doing

Sales and Management

  • Strategically drive efforts to sell the vacant office space, ensuring the Business Centre is a preferred choice for prospective tenants
  • Develop and implement targeted marketing strategies to attract new tenants and enhance the visibility of the Business Centre
  • Handling prospective tenant enquiries by email and phone, arranging and conducting viewings and following-up to secure lettings
  • Negotiate deals (with client's approval)
  • Updating existing tenancy agreements for lease renewals
  • Manage and update an internal database to reflect new tenant entry, available space and handling leads and follow up of potential tenants
  • Undertaking competitive analysis to ensure the rents and services provided are competitive; reporting results to the landlord
  • Manage and monitor social media content and print campaigns, working with agencies/brokers to enhance engagement and extend reach across platforms
  • Ensure the Business Centre, including any vacant office space, always presents well, creating a wonderful first impression

Events

  • Develop and initiate a programme of unique seasonal events, workshops, and pop-up activities, allowing the building to 'stand out' from its competitors.
  • Work closely with the Landlord presenting ideas to gain approval
  • Produce promotional material to communicate and support events and initiatives - working with external agencies to ensure content and brand cohesion
  • Manage the financial planning for events, marketing and promotions, gaining approval for spends

Financial Management

  • Oversee financial operations to maintain and enhance the profitability of the Business Centre, aligning financial management with occupancy and budgetary objectives
  • Handle the setup and updating of customer details on the Twinfield accounts package. Prepare and issue invoices for rentals, deposits, and meeting room charges
  • Monitor and adjust monthly renewal fees, rent increases, terminations, and debt management. Ensure accurate and timely updates to the monthly budget report
  • Ensure thorough understanding of the monthly budget report to effectively manage financial performance. Prepare and present these reports to senior management and the landlord, detailing key financial metrics and insights that drive decision-making.
  • Prepare and process contracts for new tenants and renewals, ensuring financial terms are clearly outlined and adhered to.

About you

Degree educated

  • Sales, Letting, Marketing or Events background. Experience of managing accounts is also desirable
  • Commercial property knowledge advantageous
