Commercial Property Management Surveyor

COMMERCIAL PROPERTY MANAGER - CITY OF LONDON - £45-50,000 PER ANNUM
Dove & Hawk are working in partnership with an Asset & Investment Management firm who are on the hunt for an experienced Commercial Management Surveyor to assist in the management of a predominantly Commercial Office Space portfolio with a small amount of Residential Block management. This role would suit someone with at least 2 years' experience working as a Commercial Property Management Surveyor. This is a diverse and rewarding client-side role, and the successful candidate will benefit from regular and strategic communication with the in-house investment and asset management team, as well as directly with investors.
Duties/Functions of the Role:

• Active management of a portfolio of office assets, including preparing client reports on the property management service and regular formal reporting to clients.
• Conducting site visits to prime properties across the portfolio, arranging property inspections and liaising directly with tenants
• Collaborating actively with the Investment Management & Asset Management team to ensure a full understanding of the strategic lifecycle of each asset.
• Preparing and administering of the annual service charge budgets, reconciliations and expenditure.
• Ensuring tenants' compliance with lease obligations and Health and Safety legislation.
• Overseeing the provision of common services to properties and tenants.
• Reporting to and working with clients on tenure and physical improvements to properties.
• Liaising with various stakeholders including contractors, leasing agents, solicitors and other consultants.
• Providing support and assistance to the asset management team and clients in connection with value enhancement opportunities including rent reviews, lettings and lease renewal programmes.
• In addition to the commercial work the role will also entail; Providing management services (e.g. section 20 notices) to the Residential Block portfolio.

Requirements of the role:

• At least 2+ years' prior experience working in Commercial Property Management.
• RICS qualified is preferred but not essential
• Experience using the TRAMPS property management system is preferable.
• Excellent written and communication skills with ability to swiftly build gravitas amongst clients.
• Positive attitude, true team player with a 'can do' approach.
• No driving licence is required for this role.

Salary Budgets: £45-50,000 Base Salary, Bonus, Personal Health Insurance.
Required working hours: 8:30am-5pm Monday to Friday (no weekend cover required). 1-2 days WFH is offered on a casual basis with 1-2 days based on site.
