About the company: 



One of my top clients is opening a new small works division working on Projects under £400k. They are seeking a Contracts Manager to head the division. This division will be part of a wider organisation that specialises in internal fit-out and refurbishment projects. This is a unique role for a unique person, ideally someone with an entrepreneurial mindset who wants to be part of a founding team. 



About the role: 



This role involves managing both pre- and post-contract phases of construction projects, ensuring projects are commercially viable and delivered on time and within budget. The successful candidate will be responsible for reviewing and analysing client tenders, negotiating contractual terms, and securing the most commercially advantageous agreements in conjunction with senior management. They will be tasked with obtaining competitive quotes from subcontractors, ensuring compliance with PQQ processes, and conducting thorough comparisons of quotes and technical proposals.



Key responsibilities include producing detailed cost plans and estimates, identifying value engineering opportunities, and providing ongoing cost management throughout the project. The candidate will oversee the financial control of all projects, ensuring target margins are met or exceeded. This includes managing subcontractor agreements, processing valuations, certifying payments, and preparing invoices.



Proactive communication within the project team and with the client is essential, as is maintaining compliance with all contract terms and notices. The role also involves attending site meetings, managing contract variations, and highlighting key risks and opportunities. Additionally, the candidate will be responsible for developing and maintaining strong relationships with clients, subcontractors, consultants, and suppliers to support ongoing business development and a diverse supply chain network.

Salary: £50,000 - £65,000 



Travel Allowance



WFH 2 days per week



 Requirements:




  • Degree or HNC/HND in Surveying or Construction-related field

  • Professional qualification accredited by RICS or CIOB

  • Minimum of 3 years’ experience in a Pre-Contracts, Contracts Manager, or Quantity Surveyor role, ideally within commercial design and build fit-out

  • Demonstrated expertise in cost planning with the ability to value engineer designs effectively

  • Strong understanding of the construction industry with a proven track record of delivering high-profit projects

  • Excellent relationship-building and interpersonal skills, with the ability to communicate effectively at all levels

  • Team-oriented with strong negotiation skills and commercial awareness

  • High attention to detail and a methodical approach to work

  • Creative problem-solving skills with an innovative mindset

  • Well-organised with effective time management abilities

  • Strong numerical skills and proficiency in managing budgets

  • Knowledgeable in mechanical and electrical disciplines

  • Familiarity with JCT contracts and up-to-date understanding of current building regulations

  • Solid grasp of relevant Health and Safety requirements

  • Possession of a full driving licence

  • Proficient in Microsoft Office 365 suite

  • Willingness to travel to project sites and client meetings, including occasional overnight stays when required
