Our housing association client with its head office in Devizes, Wiltshire is looking for a Conveyancing Manager



Role Purpose



To lead a team of Conveyancing Coordinators, overseeing the conveyancing process for the disposal and acquisition of land and property assets and ensuring that the legal transfer of these assets is conducted in accordance with our clients legal and charitable duties and obligations. 



Working collaboratively with Land Enhancement, Options Appraisal, Void Disposal and Land & Property programme managers to ensure that Strategic Asset Management targets and objectives are met through land and property acquisition and disposal activity.



Providing leadership support to the Head of Asset Transactions through service delivery and complex strategic reviews for legal matters affecting land and property assets.



Key Accountabilities




  • To lead the team and act as the primary contact for external legal representatives in processing conveyancing transactions to buy, lease or dispose of land and property assets owned by the Group.

  • Understand the elements of title documentation, undertake and report legal research, critically draft and approve legal documentation in a variety of land and property transactions with our clients’ best interests in mind.

  • Work collaboratively with the Strategic Asset Appraisals Team to ensure the successful delivery of Strategic Asset Management’s growing targets and objectives through Land Enhancement, Options Appraisal, Void Disposal and Land & Property acquisition and disposal workstreams.  

  • Represent our client as a relationship manager for third parties, understanding how to communicate appropriately and effectively at varying levels when liaising with customers and fellow professionals including external legal representatives, agents, valuers, lenders, councillors and consultants.

  • Ensure the team’s precedents and procedures remain current and effective, bearing in mind governance processes and the requirements of the Charities Act 2011, and liaise with the Head of Asset Transactions and external legal representatives in the implementation of Group protocol for land and property transactions.

  • Undertake project work within key areas of the business where legal input and advice is required.

  • Assist and support the directorate in a range of legal property related matters including conveyancing, title investigation, planning, landlord/ tenant issues and litigation, and liaise with external professional advisors and Group colleagues as necessary.

  • Respond to requests for services/ advice from internal and external stakeholders within agreed timescales.

  • Effective monitoring and scrutiny of work within the team to ensure that legal, regulatory and service requirements are being delivered, documentation stored compliantly, and case management records maintained for audit purposes.

  • Liaise with Group colleagues to ensure collection and maintenance of asset transaction data is consistently managed in line with Group protocols.

  • Develop and inspire a strong outcome focussed team driven by efficient and effective processes utilising suitable case management solutions where possible and other suitable systems in line with Asters Microsoft Dynamics aspirations, to record activity and outcomes, to ensure maximum transparency when reporting against team objectives.

  • Manage colleague performance, development and growth using the appropriate policies, procedures and platforms always with the spirit of our client’s way in mind.

  • Convey a positive approach to learning and development of self and teams and maintain knowledge of legislative change and best practice relevant to your service area.



Experience and Qualifications




  • A degree in law, CILEx Level 6 qualification or relevant conveyancing experience in property, asset management or the social housing sector.

  • Recent conveyancing experience in land and property asset sales, acquisitions, leases, planning and other agreements. 

  • Comprehensive understanding of the complexities of property title documentation and the ability to maintain a high level of accuracy and attention to detail, particularly when working under pressure and will critically evaluate options and present solutions.

  • The Conveyancing Manager will demonstrate highly professional behaviours and positive work ethics, encouraging similar behaviours in all team members. They will have experience of leading a talented and responsible team often dealing with legally complex and challenging situations.

  • An excellent communicator with commercial awareness, able to produce market research and analysis, collate reports and make sound employment and contract appointments.

  • Reasonably high levels of IT skills, including proficiency in Microsoft Office suite and proprietary software used for business performance and analytical purposes.

  • The Conveyancing Manager will be able to innovate and collaborate effectively with internal and external stakeholders, leading the team in a confident, professional and competent manner, achieving deadlines, targets and business priorities.

  • A full driving licence is essential as travelling between offices and conducting site visits is required.
