General Manager required for a RESIDENTIAL APARTMENT BLOCK in the Islington, London area.
As General Manager, you will be responsible for the smooth day to day management of the residential apartment block overseeing housekeeping, reception, maintenance and liaison with residential tenants.
For the opportunity of General Manager, our client is looking for a good all round experience to include front of house operations, facilities management, general accounting skills, general administration using Word / Excel / Outlook  / email / phone and face to face. Health and safety adherence and compliance and security are also of upmost importance. 
This role will suit a candidate who has worked within a similar residential apartments environment as Head Concierge or as an Assistant or Estate Manager / Facilities Manager. Or someone who has a  strong hotel rooms / front office background with good admin / accounts skills.  

 





The Role:- The General Manager is responsible for all aspects of the operations at this residential apartment block, Day to day staff management, and tenants and contractors. The position should be seen as an ambassador for the company. Provide leadership and planning to all departments in support of the service culture, maximized operations and tenant satisfaction. You will work closely with the Directors and other stakeholders. You will ensure that revenues are collected and maximised, along with controlling running costs.





Job Description for the role of General Manager:




  • To attend shift in a timely fashion, dressed appropriately and be an ambassador for the company.

  • Oversee the day to day operations.

  • Management of on-site staff including Cleaning Team, Concierge team, and coordination of the subcontracted maintenance staff.

  • To manage the ongoing profitability of the property ensuring revenue and tenant satisfaction are met and exceeded.

  • Ensure all decisions are made in the best interest of the Business.

  • Ensure full compliance of Health and safety, Fire regulations:



-Checking the property daily for any health and safety risks and hazards.



-Ensure all accidents are recorded in the accident book and reported appropriately to the board of directors in a timely fashion.



-All contractors entering the property are signed in and accounted for.



-That all contractors appointed have submitted valid Public Liability Insurance certification, Safe System of work, Scope of works & Risk Assessment in particular if working at height, pressure vessels or electrics, or confined spaces and alone working.



-All PPE is used appropriately and provided where appropriately.



-Fire & Health & Safety Risk Assessments are reviewed in a timely manner or when alterations, hazards bring cause to amend.




  • Handling complaints, and oversee the service recovery.

  • Ensure all Keys for the property are kept safe, and logged

  • Management of all day to day and longer term Facilities management

  • Organising and overseeing contractors in relation to repairs and maintenance.

  • Prepare timesheets for payroll for submission to accounts by 15th of each month

  • Record & Reconcile Petty Cash, submit spreadsheet / ledger with receipts to Accounts on the 1st of each month

  • Reconciliation and management of rental fee payments by 1 st of each month and send to accounts.

  • Liaise with the appointed Estate Agent for remarketing of apartments, Set Rental amount and ensure that flat is shown at its best.

  • Renewal of apartment leases, agree with Agent, Renewal Rate and sign Memorandum of Agreements.

  • Ensuring Inventory Check Ins and Check Outs are booked in an efficient manner.

  • Processing departing tenant Deposit Returns, assessing any damages and applying dilapidations where applicable within 10 days of the lease ending.

  • Updating Islington Borough Council of who is responsible for the Council Tax.

  • Updating Electricity Supplier of changes in tenancy, ensuring any anomalies in accounts are credited or paid respectively.

  • Work with the company Purchase order system. Purchase Value up to £#####.00 without Director Approval. No Invoices may be split to get around the £#####0.00 threshold.

  • Reconcile Purchase orders, invoice and process to be sent to accounts by the 1st of each month.

  • Liaise with other outside agents as required.

  • Maintain security throughout the building.

  • Ensure that Concierge team are managing parcels efficiently.

  • To be available by phone whilst off site in case of emergency.

  • Any other duties the director may reasonably request for the smooth running of the business.
