Job Description My client is a holistic property agency, offering asset management services, along with an established long running serviced office arm in London s most sought-after locations. We're looking for a highly organised individual with exceptional communication and problem-solving skills to provide the best customer experience and support the everyday operations of our building in Central London Purpose of Role/Job Overview The Property Services Manager will provide strategic direction, optimised maintenance strategies, and a seamless functioning of their internal maintenance function. Duties Team Management: Lead, manage, and motivate a team of maintenance engineers to ensure effective and efficient operation, fostering a culture of collaboration, accountability, and high performance. Maintenance Strategy: Develop and implement a comprehensive maintenance strategy, including preventive maintenance programs, to optimise the functionality and longevity of equipment and facilities. Technical Oversight: Provide technical expertise and guidance to the maintenance team and wider functions, troubleshooting complex issues and ensuring adherence to quality standards Brand Compliance: Ensure that all maintenance activities align with brand standards and guidelines, including aesthetics, cleanliness, and overall appearance of the office space. Facilities Maintenance: Oversee all maintenance, repair, and improvement works carried out by the maintenance team. Vendor Management: Coordinate and manage relationships with external vendors, contractors, and suppliers to ensure timely and cost-effective service delivery and quality control. Budgeting and Resource Allocation: Develop and manage the maintenance budget, allocating resources effectively and identifying opportunities for cost savings without compromising quality. Compliance and Safety: Ensure compliance with all relevant regulations and safety standards, conducting regular inspections and risk assessments to maintain a safe and secure working environment. Reporting and Documentation: Accurately record maintenance activities, prepare regular reports for management, and provide recommendations for improvements and optimisations. Emergency Response: Develop and implement emergency response protocols, acting as a point of contact during emergencies and ensuring swift resolution of issues. Room Turnarounds: Ensure rooms are turned around to standard within the defined SLA s, working with operations and design where required.
