As a Letting Negotiator / Property Manager, you will play a pivotal role in our operations, working closely with senior property managers and the Managing Director. Your responsibilities will encompass a wide range of activities, ensuring our properties are let efficiently and our tenants receive excellent service.

Successful Candidates:
They are looking for an enthusiastic individual with some experience in the industry who is eager to grow with our company. The ideal candidate will demonstrate:
- At least 12 months of experience
- Strong determination to meet and exceed company targets.
- Excellent attention to detail.
- Exceptional communication skills.
- A commitment to providing high-quality client service.
- Proficiency in Microsoft Word, Excel, and Outlook.
- Strong organisational and administrative skills.
- Ability to apply initiative and common sense in prioritizing and managing a busy workload calmly.
- Full UK driving licence preferable but not essential.
- To have a good working knowledge of all legislative and regulatory requirements within the letting industry.
Key Duties:
1. Letting Negotiator:
- Assisting in office organisation and registering prospect tenants.
- Matching tenants to the right properties and providing them with property information.
- Managing client paperwork and bookings with all required information.
- Liaising between tenants and landlords to negotiate terms of tenancy.
- Promoting properties to tenants using various marketing techniques.
- Removing properties from the market when they are let agreed.
2. Lettings Administration:
- Referencing prospective tenants.
- Drafting tenancy agreements.
- Arranging furniture, window treatment packs, and meeting tenant requirements.
- Closing files upon tenant move-in.
3. Inventories / Check-ins / Check-outs:
- Arranging property inventories and check-ins.
- Organising check-outs, deposit returns, and managing dilapidations.
- Handling deposit dispute administration.
4. Maintenance / Repair Management:
- Instructing contractors.
- Organising contractor appointments.
- Liaising with tenants and contractors.
- Chasing outstanding works.
- Organising Gas / Electrical Safety Certificates / EPCs
6. Liaise with Landlords / Tenants:
- Addressing general queries.
- Managing maintenance issues.
7. Property Inspections:
- Visiting properties and carrying out inspections.
8. General Office Administration:
- Handling general inquiries.
- Managing keys.
