Maintenance Manager – Southampton - £35,000-£40,000

One Property Recruitment is proudly partnered with an award-winning independent rental housing agency based in Southampton who are looking for an expectational Maintenance Manager to join their ever-growing team. This is an exciting opportunity for an individual to continue their career progression within the property sector with a rental housing agency that has build-to-rent properties globally.

Your daily duties will look like:

* Conducting detailed snagging and inspections of a newly built unit block, covering all areas from units to plant room.

* Receive and manage maintenance requests, prioritising the most urgent but ensuring all issues are resolved in a timely manner.

* Closely working with the builder to ensure any items covered under defects are passed to them to resolve with your oversight of work under defects are passed to them to resolve with your oversight of work undertaken.

* Assuring quality and quantity of ‘market-ready’ apartments.

* Maintain community appearance by carrying out regular community inspections and tours.

* Installing and checking smoke and carbon monoxide alarms.

* Working alongside the Property Manager to conduct emergency audits of equipment, recording and testing of Health & Safety equipment such as the AOVs.

* Legionella testing, carrying out weekly flushing and recording of the vacant units.

* Assisting in the undertaking of risk assessments.

* Fitting shelves, hanging pictures and installing window locks.

* Facilitating move in and move outs of residents.

* Ensuring the external grounds around the property are kept to the highest standard.

* Assist with parcel management.

* Working with the water estate team to ensure bins are collected on time.

* Moving bins internally/externally when they are full.

* Working as a team to ensure the building consistently preforms at the required standard.

Skills and qualifications:

* An ability to build strong relationships with customers/residents/tenants, whilst handling their requests in a proactive and positive manner.

* Strong organisational skills with the ability to multi-task and prioritise, whilst maintaining a high level of accuracy and attention to detail.

* Ability to use initiative and make decisions on behalf of the company, even when faced with incomplete information.

* Focus on bottom line results, setting goals and measuring performance against key performance indicators (KPIs).

* Strong communication skills – verbal, written and presentation skills are all important.

* 2-3 years’ experience in a maintenance/FM role.
