Maintenance Operative - Fixed Term - London
Hours: 37.5 hours per week. Rota is 5 over 7 days including bank holidays

We have a head-office in Covent Garden and we currently operate out of 8 properties (King’s Cross, St Pancras, Hoxton, Tower Bridge, Victoria, Vauxhall, City and Westminster), with nearly 4,000 beds. Exciting times as we are looking forward to opening our 9th property - urbanest Battersea (852 beds) in September 2024 and a 10th property – urbanest Canary Wharf (1784 beds) in 2026! Each of our residents’ rooms are designed to maximise space and light, and deliver the best in modern living with innovative finishes.
Our properties have a great community feel; with both lively and buzzing social areas and quiet study spaces for our residents. There is a co-ordinated calendar of in-house events that we run regularly and these help students to discover London, settle in, meet new people and enjoy their time living with us.
You will be joining an 200+ strong team. We all catch up and celebrate at different events throughout the year (End of Year and Summer parties). In your role you will be out and about and get to see the incredible work our Operations team carry out to provide a safe living and working experience, 24/7 and 365 days per year.

The Role
Maintaining our properties
Day to day management of reactive and preventative maintenance.
Identifying and rectifying resided maintenance issues e.g., unblocking sinks, showers, ‘making good’ damaged paintwork.
Ensuring a secure, comfortable, and safe urbanest environment. Taking pride in the appearance of the property.
You’ll be carrying out checks and building walks – logging all your observations on an iPad.
Inspecting our communal areas; our power house – the plant room and the corridors, residents’ rooms. Recording and completing any follow up
Supporting our residents
Working with your other colleagues from the Customer and Night Teams to achieve the best results and solutions for our residents, 24/7.
Respectful of people’s privacy and personal information – we will train you on all aspects of GDPR.
Provide excellent customer service
Learn about our different processes and how we keep our residents and colleagues safe.
Being part of the team
Work with the Maintenance Manager/Maintenance Supervisor to ensure maintenance records and Property Documentation Files are accurate and up to date.
To join in and speak up, making a constructive contribution at the monthly team meetings.
Support the on-boarding of new colleagues into the team; answering questions and sharing your knowledge.
Carry out specific training to help you in your role and to acquire new skills including full training on our bespoke IT Resident reporting systems and processes.
Dealing with issues or incidents and calling the emergency services when needed.
Assisting on-site contractors to ensure completion of work and maintain health and safety procedures.
Understanding the importance of Health & Safety and Fire Safety in all that you do and report anything that is not safe.
Due to the nature of our business and this specific role there are other adhoc tasks which occur throughout the annual lifecycle – this description is not exhaustive.

About you
Do you have experience working in Facilities/ Estates/ Maintenance with a proven track record of maintaining assets to an exceptional standard?
Are you able to help our residents have the best experience ever?

Able to provide a warm welcome to visitors, and contractors to our properties?
Do you have good common sense and are eager to help our and find solutions?

Flexible in your approach to work tasks?
Do you have a good level of computer literacy?
Do you have experience working with a large plant, working with a BMS system or experience in mobilising/ opening new buildings?
