Our client, a well-renowned property organisation is seeking an experienced Operations Manager to oversee the soft services at a flagship, mixed-use development in Central London, This role is essential in overseeing the delivery of soft services across a high-profile estate, ensuring that service standards are maintained to the highest level.
Key Responsibilities:
Maintain the Operation Reporting System and Health & Safety systems, ensuring compliance with legal and statutory requirements, including S20 Consultation and IOSH qualifications.
Prepare properties for risk assessments, targeting a compliance rating of 90% or higher, and implement action plans with diligence.
Conduct regular inspections of properties within the estate to ensure high standards of cleaning, repair, and presentation, adhering to property budget constraints.
Act as the first point of contact in emergency situations, managing urgent issues efficiently and reporting to relevant personnel.
Oversee service contracts and manage contractor performance, ensuring compliance with agreed specifications and swift resolution of any service delivery issues.
Collaborate with the Estate Director and Procurement teams in tendering, procuring, and managing maintenance agreements.
Support in preparing annual service charge budgets, raising purchase orders, and managing expenditure approval.
Liaise with all stakeholders, including management, contractors, and commercial occupiers, ensuring clear communication and seamless service delivery.
Ensure best practices are implemented across the estate, with a focus on health and safety, legal compliance, and operational efficiency.
Skills & Competencies:
Proven experience in a retail, shopping centre, or mixed-use environment, ideally within high-profile estates.
Expertise in managing maintenance services, security, and cleaning in public-facing environments.
Strong organisational skills, including the ability to maintain detailed records and manage services within agreed budgets.
Excellent communication skills, with the ability to work under pressure and meet tight deadlines.
Flexibility to adapt to a changing working environment, including availability for weekend and bank holiday rotations.
Desirable Qualifications:
NEBOSH Health & Safety qualifications.
First Aid qualifications.
Experience liaising with Police, Fire, and Government Enforcement Offices.
Proficiency in Microsoft Office applications.
