Our client is seeking an experienced Project Director to lead the delivery of a prestigious �10M high-end residential project in South West London. The successful candidate will be responsible for overseeing all aspects of the project from pre-construction to completion, ensuring it is delivered on time, within budget, and to the highest quality standards.

Key Responsibilities:

  • Project Leadership & Delivery
  • Oversee the entire lifecycle of the project, from design and procurement to construction and handover.
  • Develop and execute project plans, ensuring alignment with client expectations and contractual obligations.
  • Lead the project team, including consultants, subcontractors, and site staff, to ensure seamless collaboration.

Quality & Compliance

  • Maintain the highest standards of craftsmanship and luxury finishes expected in high-end residential projects.
  • Ensure all work complies with planning, building regulations, and health & safety requirements.
  • Implement rigorous quality control measures to meet or exceed industry standards.

Commercial & Financial Management

  • Manage project budgets, cost forecasting, and financial reporting to ensure profitability.
  • Work closely with the commercial team to oversee procurement, contracts, and supplier negotiations.
  • Identify risks and implement mitigation strategies to control costs and avoid delays.

Stakeholder Management

  • Serve as the primary point of contact for the client, ensuring their vision is delivered with precision.
  • Liaise with architects, designers, and consultants to maintain design integrity and resolve technical issues.
  • Conduct regular progress meetings and provide clear project updates to all stakeholders.

Key Requirements:

  • Proven track record in delivering high-end residential projects valued at �10M+.
  • Strong leadership skills with experience managing multidisciplinary teams.
  • Expertise in construction methods, materials, and luxury fit-out processes.
  • Excellent financial acumen and commercial awareness.
  • Ability to build strong relationships with clients, designers, and contractors.
  • In-depth knowledge of UK building regulations, health & safety standards, and construction contracts.

Qualifications & Experience:

  • Degree in Construction Management, Civil Engineering, Architecture, or a related field.
  • Chartered status (CIOB, RICS, ICE) is advantageous.
  • Minimum 10 years of experience in high-end residential construction.
