The Opportunity

A leading residential developer is seeking an experienced Freelance Project Manager to oversee the delivery of large-scale housing developments (250+ units) across Kent, from Herne Bay to Dartford. This is a key role in managing the full project lifecycle, ensuring projects are completed on time, within budget, and to the highest standards.

Key Responsibilities

• Lead the delivery of multiple residential projects, ensuring quality, budget control, and project timelines are met.

• Coordinate and oversee subcontractors, consultants, and internal teams to ensure effective project execution.

• Maintain a focus on health & safety, quality assurance, and compliance with building regulations and NHBC standards.

• Monitor project costs, budgets, and schedules, reporting to senior management and clients regularly.

• Provide proactive solutions to site issues, mitigating risks and ensuring minimal disruption.

• Manage procurement of materials and subcontracts, ensuring the efficient flow of resources.

• Lead client meetings, progress reviews, and reporting activities.

Requirements

• Proven experience as a Project Manager within residential construction (250+ units).

• Strong knowledge of both traditional and timber frame construction.

• PMQ or equivalent, SMSTS, CSCS, and First Aid certifications.

• Strong experience in managing large residential projects, with a focus on budget control and scheduling.

• Excellent communication, leadership, and client liaison skills.

• Strong problem-solving abilities, managing both expected and unforeseen challenges.
