Role Overview: A Quantity Surveyor (QS) specializing in commercial and fit-out projects is essential in managing project costs and ensuring value for money while delivering high-quality results.
Key Responsibilities:
Cost Planning and Estimating:
- Prepare budget estimates and cost plans.
- Conduct feasibility studies and cost advice during design stages.
- Monitor and control costs throughout the project lifecycle.
Tendering and Procurement:
- Prepare and evaluate tender documents.
- Compare contractor and subcontractor bids.
- Negotiate contract terms and conditions.
Contract Administration:
- Administer construction contracts and manage disputes.
- Evaluate variations and change orders.
Financial Management:
- Prepare cost reports and cash flow forecasts.
- Conduct cost value reconciliations (CVR).
- Certify progress payments and prepare final accounts.
Risk Management:
- Identify and manage financial risks.
- Implement cost control measures.
Value Engineering:
- Conduct value engineering exercises.
- Recommend cost-effective construction methods.
Client Liaison:
- Act as the primary client contact.
- Provide regular project updates on costs, schedule, and performance.
- Advise on commercial implications of project decisions.
Project Coordination:
- Coordinate with architects, engineers, and contractors.
- Oversee procurement and delivery of materials.
- Monitor project progress and resolve issues.
Fit-Out Specific Duties:
- Manage interior fit-out projects.
- Oversee procurement and installation of fixtures, fittings, and equipment (FF&E).
- Ensure compliance with building codes and health and safety standards.
Post-Completion:
- Conduct final inspections and manage snagging.
- Prepare final accounts and handle financial adjustments.
- Provide project feedback and lessons learned.
Skills and Qualifications:
Education: Degree in Quantity Surveying or related field.
Professional Accreditation: Membership in RICS or equivalent.
Technical Skills: Proficiency in cost estimation software and project management tools.
