Working within an experienced senior management team, you will lead on project delivery (refurbishment) and all maintenance (planned and reactive) for portfolio of 200+. Responsible for ensuring all projects are delivered on time, within budget and to the required standards providing contract management, planning and technical expertise.

Requirements
Applicant
Extensive experience in building industry ideally working within customer focused housing repair / maintenance environment
Thorough understanding of project management methodologies
Effective contract management skills including managing direct employees and external contractors
Strong stakeholder management skills, both internal and external to the organisation including the ability to motivate and influence others
Relevant safety or compliance qualifications such as NEBOSH, IOSH, P405 Asbestos, P901 Legionella
Thorough understanding of Fire safety and building safety
Preferred
Relevant building, maintenance, compliance or facilities management qualification eg HNC Construction
Relevant Health and Safety qualification eg NEBOSH General or equivalent
Relevant professional qualification
Responsibilities
Prepare and agree Programme of works and budgets for all planned maintenance, servicing and repair work for portfolio.
Identify, instruct and manage external contractors to effectively complete the required works
Work with Senior Management to manage delivery of planned investment works and maintenance works to ensure quality and compliance standards and customer expectations are met including on site inspections during the progress of works
Develop and review budgets including processing payments for approved contracted works to ensure expenditure is robustly managed including reporting over / underspending as appropriate
Maintain accurate asset management records including details of component replacement works, using appropriate systems and databases ensuring the integrity and quality of data to allow analysis and reporting to be carried out
Manage internal and external stakeholders, asset management colleagues (internal and external), third party suppliers and residents effectively.
Lead all of the People responsibilities for a small inhouse maintenance team including undertaking and monitoring the completion of performance and development reviews, supporting and coaching team members to achieve both individual and business objectives.
