Senior Portfolio Manager - Client Side

My client-side client is looking for a self-sufficient Senior Portfolio Manager to join their London team and manage a portfolio of buildings with the aim of providing high quality, effective & efficient services to their occupiers. The role will be responsible for all property management including managing the onsite building managers. The successful candidate will oversee and manage the operation of services, occupier satisfaction and security of the portfolio to a high standard. Liaise with internal support functions such as HR, finance as well as external agents and consultants. You will propose and present for approval any initiatives and recommendations for improvement or works required. Additionally, you will be accountable for the service charge budget and in house and external resources for the portfolio. My client is seeking a team player who is capable of strong collaboration, you will be working closely with internal technicians and facilities management specialists in addition to close working relationships with advisors and other departments, including Asset Management, Finance, Development, Leasing and Investment. About You (Snapshot) 3-4 years PM experience (MRICS not essential) Must be self-sufficient, you will be supported but you must hit the ground running. Must be able to do Service Charge/Budgeting yourself. Experience in LTAs & Wayleaves agreements is essential. Personable with great Attitude & Aptitude Key Responsibilities Oversees the Property Management of my client s portfolio in accordance with standard PM applications. Examine current leases to ensure adherence to our obligations, while also maintaining accurate and up-to-date databases. Contribute to the review and modification of pertinent clauses in leases for new lease agreements. Oversee the service charge budget process and reconciliation in collaboration with Property Management Accounts. Take charge of recoverable and non-recoverable expenditures within designated limits. Collaborate with the Finance department to guarantee timely rent and service charge collection. Work closely with internal technicians. Evaluate and handle all tenant applications, including, but not limited to, License to Alters, Wayleaves, and Alienation. Supervise insurance-related duties, encompassing the claims process, works notification, and administration of insurance premium recharge. Evaluate and execute sustainability initiatives and Life Cycle Management plans for the portfolio. Supervise and observe the non-managed portfolio, establishing relationships with external managing agents, suppliers, and key occupiers as necessary. Collaborate with the Development team to ensure that new developments and refurbishments receive early input from property management discipline. Engage in Continuous Personal Development (CPD) and comply with company training to ensure the retention of knowledge regarding the latest industry best practices and innovations.
