The Project
As an accomplished Senior Quantity Surveyor / Commercial Manager, you will be based on a major new build residential scheme in excess of �100m. While the project is based in Glasgow, our client is also welcoming candidates from outside of the area as accommodation will be provided for those willing to be based in Glasgow for the duration of the project. You will have a key role within the senior commercial team to oversee all financial and contractual dimensions of the project. Your role will involve mentoring junior team members, conducting performance evaluations, and compiling detailed financial reports for senior management. Your expertise will be instrumental in ensuring the project is executed successfully, adhering to timelines and budget constraints.
Requirements
For this role it is essential that you hold the experience below;
- Successfully delivered commercial packages on new build developments in excess of �50m
- Examples of delivering commercial packages on new build projects in the residential sector in a Senior Quantity Surveyor / Commercial Manager role or similar position
- Extensive background within the industry with at least 5 years of experience working for a tier 1 construction contractor or subcontractor

- Location: Glasgow - Our client will also accept candidates that live outside of the area as accommodation will be provided. Applicants from the Yorkshire/ North East region are particularly of interest due to the location of works in the pipeline beyond this project.

- Preparing material reconciliation summaries
- Evaluate the cost-efficiency of various design options
- Assess and contrast proposals from contractors and suppliers
- Internal reporting and monitoring of trade contractors on projects
- Provide valuable feedback to both project teams and individual contributors
- Develop accurate and consistent bids with the help of relevant departments
- Manage the team to ensure project and procurement proceeds competently
- Capable of quickly addressing conflicts or issues that may impact the team's performance
- Develop resource plans for assigned projects while actively collaborating with project teams
- Oversee daily operations, which encompass contract negotiations and production scheduling
- Developing and implementing strategies to maximize profitability and ensure sustainable growth
- Evaluate design elements to identify opportunities for enhancing value and streamlining processes
- Recognise potential avenues for business growth, including exploring partnerships, mergers, and entry into new markets
- Develop and strengthen partnerships within the supply chain, fostering growth and ensuring long-term collaboration
- Negotiate and finalise contract terms with contractors and suppliers to ensure they align with project specifications and budgetary limits
- Plan resource requirements for assigned projects, managing and personally working with the project teams to recruit and select quality colleagues
- Manage daily operations, including employee training and development, contract negotiations and production planning
- Analyse sales, marketing, finance and other reports to gain insights into how to improve performance and maximise growth
- Assess risks involved with new initiatives, ensure deadlines are met and be ready to handle unexpected situations
