The Client

Our Client are a New Build Housing contractor working Nationally. This top ten house builder produce a wide range of homes for first time buyers and Housing Associations across the Country offering all-inclusive specifications. All homes are built to exacting industry standards and undergo regular inspections by the NHBC to ensure quality of build and have a dedicated commitment to quality and service. Due to vast expansion, they are looking for a Senior Quantity Surveyor to join their busy Commercial team.

The Role

Reporting to the Commercial Manager, you will be responsible for projects from the pre-construction phases, preparing estimates and cost plans along with managing all costs relating to building projects from the initial calculations to the final figures. Your key task will be to minimise the costs of a project and enhance value for money, while still achieving the required standards and quality. You will work across a number of projects across the West Midlands area.

Duties

To manage a commercial team to deliver the commercial objectives of the business.
To develop strong customer relationships with key clients and Consultants.
To take overall responsibility and accountability for the commercial elements on a project(s).
To take a keen interest in matters outside of merely just the commercial issues.
To assist the Commercial Manager with pre-start planning and programming
To manage the day to day cost control, monitoring and reporting
Preparing tender and contract documents
Assisting in establishing a client's requirements and undertaking feasibility studies
Performing risk and value management and cost control
Advising on procurement strategy
Identifying, analysing and developing responses to commercial risks
Preparing and analysing costings for tenders
Allocating work to subcontractors
Providing advice on contractual claims
Analysing outcomes and writing detailed progress reports
Valuing completed work and arranging payments
Take off and schedule material quantities from drawings
Scrutinising and monitoring costs to ensure best value and price to maximise profitability
Visiting sites to discuss buying and material related issues
Negotiate with external suppliers to formulate rebate and annual agreements
Secure fixed price agreements for materials (especially bulk materials)
Profit and delivery maximisation and efficiency
Where appropriate, assist with estimates and negotiations for future projects or phases
Attend project and company related meetings

Requirements

Must have a minimum of 2 year's previous experience of working at Senior QS level
Must have a degree in Quantity Surveying or Construction management
Must have a proven track record of commercial responsibility on Residential New Build projects
Excellent IT skills (Microsoft Word, Excel & PowerPoint)
Excellent numeracy skills
Highly organised
